Henley Business Park reaches final phase as Hydronix takes 7,000 sq ft unit

A further boost has been given to Surrey’s economy with the joint completion of the final phase of St. Modwen’s, the expert developer and regeneration specialist, Henley Business Park near Guildford and with a 7,000 sq ft unit in the new development being taken by leading technology company, Hydronix.

Hydronix, which joins other top businesses in the park, is the world’s leading manufacturer of digital microwave measurement technolgy and its two units totalling 7,000 sq ft will will provide a modern facility for its established international business.

More than 30 commercial agents gathered from London and the South East at a lunch and tour event on site to mark the completion of the 82,886 sq ft industrial and distribution extension developed by St. Modwen, which has been designed to the company’s high standards.  It comprises eight new buildings that provide a range of units from 3,500 sq ft up to 27,650 sq ft.

Work started on the speculatively built units in April 2018 and there has been a lot of interest in the development. As well as the Hydronix deal, solicitors are instructed on a unit of 6,325 sq ft, and there is also strong early interest in a number of the other units.

With now a total of 310,000 sq ft of floor space having been developed in 25 buildings providing nearly 500 jobs and all the first three phases fully occupied. At 20 acres, Henley Business Park is the largest commercial regeneration project in west Surrey. Henley Business Park was established during World War II as an armaments factory by Vokes Ltd and the company maintained a presence there until the site was acquired by St. Modwen in 2002. When fully occupied, the Business Park will provide employment for nearly 500 people.
