ST. MODWEN CELEBRATES LARGEST LETTING IN ESSEX THIS YEAR AT FORMER FORD FACTORY, SOUTH OCKENDON

St. Modwen, the UK’s leading regeneration specialist, is celebrating the largest letting in Essex in 2009. Littlehampton Book Services, which signed a lease for warehousing space in January, recently took a further 89,000 sq ft at St. Modwen’s 30-acre former Ford factory site at Arisdale Avenue, South Ockendon, Essex. The book distributor now has a total area of 196,345 sq ft, the largest letting to a single occupier in the Essex region this year.

St. Modwen is also celebrating a second achievement – the deal with Littlehampton Book Services at the 425,000 sq ft factory means that the site is now 100% let.

Speaking about the double feat, Nick Kay, development director at St. Modwen, said: “This is fantastic news for the local business community and St. Modwen. The site is now generating substantial income because of its well-located and value-for-money accommodation. To be fully let in the current climate and to have the largest letting in Essex is excellent news.”

St. Modwen acquired the site from Ford in 2006 and is currently applying for planning consent for residential development which it expects to deliver to the market in 2014. In the meantime, the site will operate as a managed industrial estate generating income of more than £1m per annum which is secured until 2013.
