St Modwen granted consent for redevelopment of Stoke brownfield site

St Modwen Developments Ltd, the development subsidiary of St Modwen Properties PLC, has gained planning consent for the redevelopment of a redundant 18-acre industrial site in Newcastle Road, Stoke-on-Trent, for residential, light industrial and public open space use.

Five acres will be used for new housing development, three acres for light industrial accommodation and car parking display will be provided adjoining Bramalls’ existing car dealership.

Some seven acres, formerly a clay pit, will be remodelled and enhanced to create public open space with walkways and viewing platforms. The site, which has direct access to the A34, forms part of the former Wheatley Tileries on which St Modwen created in the 1990s a retail development comprising Springfields Retail Park, an Aldi supermarket, a McDonalds, and Bramalls’ car showroom.

This current phase follows extensive investigation to determine how to bring the remainder of the site into practical use and is a demonstration of St Modwen’s ability to create high quality mixed use regeneration schemes on difficult sites.

Work on levelling the site will begin shortly.
