St. Modwen Homes extends partnership with CHP on South Ockendon scheme

Partnership sees St. Modwen Homes set to handover more than 40 affordable homes at Bennett’s Fields development

St. Modwen Homes has expanded its partnership with CHP, the Essex-based housing association, to deliver affordable homes at its Bennett’s Fields development in South Ockendon. The number of affordable homes at the development has increased, with CHP set to take management of 41 new homes to help meet local housing need.

The original agreement saw St. Modwen Homes handing over 23 one- and two-bedroom homes to CHP for affordable rent and shared ownership in the development. Working with the national housebuilder, Grant Funding from Homes England has now been secured to enable the registered provider to convert the remaining 18 one- and two-bedroom homes in the same building from open market sale to affordable rent, to further meet the affordable housing needs of the area. 

This now means that 17% of the latest two phases of 230 homes at Bennett’s Field will be affordable. These homes will sit alongside the private residential and additional affordable properties, which have already proved popular due to the development’s easy access to Central London, town centre amenities, and high-speed internet connectivity.

St. Modwen Homes secured planning permission on the site in 2018 and has delivered 174 new homes to-date.

Based on the site of the former Ford Factory, Bennett’s Fields was the housebuilder’s first residential scheme in Essex and has seen the creation of a new public park, open spaces, and well-lit pedestrian and cycle routes. The development is also just a short walk from Ockendon train station, providing easy access into Central London and Essex.
