Over 100 people have already registered with St. Modwen Homes to be the first people to view the plans for Park View in Longbridge, Birmingham.

Situated off the tree-lined Lickey Road, the development of 115 houses and apartments will launch in August from a stunning new show home and marketing suite complex. A two and four bedroom show home will be available to view, which will enable prospective purchasers to experience the quality of the finished product. Prices for the first release of homes are expected to range from £114,955 for a two-bedroom apartment and from £154,995 for the houses, which include a selection of two, three and four-bedroom designs.

Park View is the first housing development in the UK by St. Modwen Homes and it is being delivered in partnership with the Government’s Homes and Communities Agency (HCA). The range of high quality homes, which will set a new benchmark for the area in terms of quality and design, are part of St. Modwen’s £1 billion regeneration of Longbridge.

Melanie King, sales manager for St. Modwen Homes comments: “There is a lot of excitement and anticipation building in the marketplace prior to the launch of Park View. St. Modwen Homes is constructing high quality, beautiful family homes in a popular residential area at realistic prices, so people don’t want to miss the boat to reserve their preferred plot. Construction work is well under way now and the first homes will actually be ready for occupation in September, which is only a month following the launch.

“We are registering new prospective buyers each day and are advising them to speak to a financial adviser to ascertain the level of mortgage they can obtain, as this will speed up the reservation process. There are also 10 houses available through the HCA’s HomeBuy Direct initiative, which we expect to be really popular with buyers who may otherwise struggle to get a foot on the property ladder.”

The 10 houses available through HomeBuy Direct will see the Government and St. Modwen Homes lend up to a total of 30 per cent of the purchase price for eligible buyers with a household income of less than £60,000. The deposit required to purchase a HomeBuy Direct home is a minimum of five per cent, giving vying first time buyers who may otherwise be unable to access the housing ladder the chance to own their own property.

The HomeBuy Direct properties are priced from £110,250 for a 70 per cent share in a 762 sq ft two-bedroom terrace house. A 928 sq ft three-bedroom terrace house is priced from £129,500 for a 70 per cent share. Potential purchasers are encouraged to make contact with the sales team as soon as possible, as demand is likely to be extremely high for these limited numbered properties.

All of the homes at Park View will feature contemporary fitted kitchens including integrated appliances, along with luxurious bath and shower rooms. 12 of the 115 properties at Park View are two-bedroom apartments, which are housed in a two-storey building.

St. Modwen has invested over £75 million at Longbridge since acquiring the 468 acre site in 2003. 660 permanent new jobs have already been created through the development of the Technology Park and Cofton Centre, new infrastructure improvements are being made, the £66 million state-of-the-art Bournville College opens in September 2011 and work is scheduled to commence on the construction of the new Longbridge town centre before the end of the year, which will feature an 85,000 sq ft (50,000 sq ft net sales area) Sainsbury’s store.
