St Modwen launch Warrington Office Park
St Modwen Ventures Ltd, an investment subsidiary of St Modwen Properties PLC, has been granted consent to construct a new access into Trident Office Park, Birchwood, Warrington.
The 22-acre former MOD site currently has outline planning permission for the development of up to 29,728 sq m (320,000 sq ft) of office/business and warehouse accommodation, and has been operated by St Modwen since 1992 as a managed industrial estate utilising the 15 wartime buildings.
However, with the increasing popularity of Birchwood as a high quality office location St Modwen brought forward plans for its redevelopment, and last year developed a new 3,716 sq m (40,000 sq ft ) (net) office for ICL who occupy adjoining premises.
The latest planning consent allows St Modwen to open up a new access from Daten Avenue giving greater prominence to the site. St Modwen has now submitted a detailed planning application for a speculative 2,322 sq m (25,000 sq ft) (net) new building on the frontage. Further bespoke buildings will be developed to meet occupiers precise requirements.
The development of Trident Office Park is part of St Modwen’s policy of acquiring and regenerating former employment complexes.
