St Modwen let Avonmouth speculative industrial development

The first of two speculative units at Access 18, the 212-acre distribution scheme at Avonmouth, Bristol, being developed by St Modwen Developments Ltd, the development subsidiary of St Modwen Properties PLC, has been taken by Commercial Ceiling Factors.

The company, part of the Travis Perkins Group, has taken the 2,546 sq m (27,408 sq ft) building on a 25-year lease at £5.30 per sq ft. The second building of 3,251 sq m (35,000 sq ft) , which completes the first phase, is available to sell or let .

Rupert Joseland of St Modwen, said: “We are delighted to have secured such a prominent tenant so soon after practical completion of the unit. We aimed to provide quality units with good external yards at competitive rates and it seems to be paying off. “We are now looking forward to disposing of the second unit on a freehold or leasehold basis to suit the individual requirements of a purchaser or tenant.”
