ST. MODWEN LETTING ESTABLISHES NEW BUSINESS COMMUNITY ON A38/A50 CORRIDOR
The UK’s leading regeneration specialist, St Modwen, has secured a 41,000 sq ft letting at its 4.2 acre Stretton Business Park scheme in Burton on Trent – an integral part of an £25 million portfolio of three St. Modwen developments, which is creating a new business community along the A38/ A50 corridor.
US Nutrition, manufacturer of sports nutrition brands and diet products, has selected the 67,000 sq ft Stretton Business Park as its new headquarters and has taken the new premises on a 15 year lease at £5.40 per sq ft. The company’s expansion to four industrial/ warehouse units at Stretton Business Park represents the biggest deal to-date at the scheme, and leaves just two units of around 8,000 sq ft each available to let.
Situated to the north of Burton on Trent, just two miles from the town centre, Stretton Business Park is strategically located just half a mile from the A38/A50 corridor where St. Modwen also has two other industrial/ warehouse schemes along the A38/A50 corridor: Centre 38 at Barton Business Park in Staffordshire and Hilton Business Park at Hilton in Derbyshire.
Centre 38 is the latest phase of St. Modwen’s well established Barton Business Park – a highly successful 125 acre business park with current occupiers including Argos, Pirelli and Bombardier. Prominently located fronting the A38, midway between Lichfield and Burton on Trent, Centre 38 comprises two high quality distribution-warehouse or manufacturing units of just over 30,000 sq ft and 35,000 sq ft which St. Modwen has recently completed.
Hilton Business Park is a scheme of 10 high quality individual business units ranging in size from 3,000 sq ft to 6,000 sq ft, with the flexibility to combine units to provide up to 19,250 sq ft of light industrial/ distribution space. Over 50 per cent of the Hilton scheme is now let, leaving just four units. Situated in Derbyshire, less than a mile from the A50, Hilton Business Park is approximately three miles west of the junction with the A38 at Burnston.
