Developer completes sale of 27-acre plot to Barratt Homes as housebuilder secures reserved matters planning for 325 new homes

St. Modwen has sold a key parcel of residential land in Wigan to national housebuilder Barratt Homes.

The former 27-acre Wigan Enterprise Park in Ince-in-Makerfield, which has been vacant for a number of years, will see the housebuilder deliver 325 new family homes at the site after St. Modwen secured outline planning permission in 2016.

Built on the site of a former colliery and forge, the development will see a mixture of two, three and four-bedroom homes brought forward at the site for the first time, with Barratt Homes set to carry out extensive remediation work on the land.

The development will see the reopening of a stretch of the Ince Brook that is currently in culvert, as well as the creation of substantial areas of open space and landscaping.

Nick Whittingham, Development Director at St. Modwen, said:

“After a lengthy planning process, it’s fantastic that we’ll now be able to see this former industrial site transformed into a biodiverse environment that will be home to a new local community. This sale is a prime example of St. Modwen’s commitment to bringing forward new homes by providing quality residential land to third-party housebuilders.”

Neil Goodwin, Managing Director at Barratt Homes Manchester, said:

“We are delighted to announce that we are bringing new homes to Wigan in an exciting new development, with works expected to begin this summer.

“As well as a variety of new properties, we are also providing a significant investment into the area, including a total of over £380,000 to be contributed to primary and secondary education into the area.

“We’re thrilled we are able to contribute to the improvements of the community in Wigan and look forward to how the area will progress and be positively impacted during our time on-site.”

Barratt Homes secured reserved matters planning in January 2020.
