St. Modwen has submitted two further planning applications for 328,000 sq ftemployment units in the next phase of its 64 acre Burton Gateway Business Park – one of the largest industrial and warehouse developments in the Midlands.
The UK’s leading regeneration specialist has submitted two reserved matters applications to East Staffordshire Borough Council for two industrial units offering 108,000 and 220,000 sq ft of warehouse space, suitable for storage, distribution and general industrial uses.
Located adjacent to the A38 at the entrance to Burton-on-Trent, Burton Gateway has outline planning consent for up to 1 million sq ft of industrial space, with the option of individual units of up to 400,000 sq ft, appealing to regional and national occupiers.
St. Modwen’s decision to apply for the latest new units follows high levels of interest from occupiers and marks a further vote of confidence in the improving Midlands market.
Ian Romano, senior development surveyor at St. Modwen, said: “With outline planning consent already secured for 1 million sq ft of employment space and work now complete on a dedicated A38 junction, Burton Gateway is attracting interest from national and international occupiers.
“This latest planning application for two further units will no doubt boost the potential of Burton Gateway and answers the shortage for prime quality sheds on the A38 corridor in East Staffordshire.”
Situated alongside the A38, just south of Burton on Trent, St. Modwen is currently delivering an 87,394 sq ft industrial unit, BG87, and has now completed the first stage of improvements to the highways infrastructure which will support the development and facilitate future phases, including an extension to access roads and the development of a new roundabout.
Agent Jon Ryan-Gill, of Knight Frank Birmingham, added: “This latest application demonstrates St. Modwen’s continued commitment to invest in Burton and reflects the wider increase in confidence in the market. The proposed units will enjoy a prime position on the A38, a major trunk road with excellent links to M42, M1, M6 and M6 (Toll) motorways.”
Burton Gateway represents the commercial element of the wider Branston Leas community that St. Modwen is currently delivering, which will include 660 family homes overlooking the River Trent, an extension to Rykneld Primary School, a local retail centre, Branston Square, and the new 82 acre Branston Leas Woods.
