ST. MODWEN PLUGS GAP IN STAFFORDSHIRE MARKET BY OFFERING EXTRA-LARGE STORAGE YARDS FOR FIRMS

Medium-sized industrial buildings with extra-large yards – a rare feature in Staffordshire – are attracting keen occupational interest for St. Modwen on its well-established business park, Centre 38, Barton Business Park at Barton-under-Needwood, near Burton-on-Trent.

The two buildings, of 35,000 sq ft and 30,000 sq ft and scheduled for completion at the end of October, are now clad and will offer a ‘middle range’ of industrial accommodation, with impressive oversize yards.

Paul Smith, development surveyor, St. Modwen, stressed the importance of the scheme.

“Oversize yards for this size of building are quite unusual and allow for occupiers to have a good amount of external storage area. Prospective occupiers will have the option of either buying or renting the units.”

“We generally experience a good level of demand in this strategic A38 corridor which is attractive to logistical and warehouse companies. This development appeals to such companies because each unit also has four dock-loading doors, an uncommon facility in buildings of this size.”

The 125-acre Business Park comprises more than one million sq ft of industrial accommodation and employs over 1,000 people. Just one plot of 6.5 acres remains undeveloped; fronting the business park, with superb visibility from the A38, it is capable of accommodating 109,000 sq ft in a single unit or a range of smaller units.
