A £6 million Sheffield industrial park development by St. Modwen, the UK’s leading regeneration specialist, has given a further confidence boost to the South Yorkshire property market.

Holbrook Enterprise Centre, a two-phase speculative industrial development totalling 81,600 sq ft has three 3,000 sq ft units under offer following the earlier sale of 10,200 sq ft in two units to Country Fresh Foods, which is to move into its new headquarters shortly.

The first phase of Holbrook Enterprise Centre comprises 44,000 sq ft across nine units and forms part of the established Holbrook Industrial Estate. The second phase of the Centre consisting of another nine units will be completed at the end of the month.

The eighteen units range from 3,000 sq ft to 6,600 sq ft and can be combined to accommodate requirements of up to 24,600 sq ft, providing maximum flexibility for a broad client base.

Richard Bannister, development surveyor, St. Modwen, said: “There is significant buoyancy in the Sheffield market and our investment in Holbrook comes as a result of our confidence in this area following the success we achieved at Shepcote Business Park in Tinsley.

“We were keen to invest in such a well-established business park located close to Junction 31 of the M1, to capitalise on the excellent transport links and provide accommodation which will appeal to the wider market.”

Rebecca Schofield, of Knight Frank’s Sheffield office, acting for St. Modwen, said: “Holbrook is a key site for South Yorkshire and the investment by St. Modwen shows good confidence in the market. The units are well specified, fully secure and are available to let or for sale.”

Notes to Editors:

Holbrook is five miles south of Sheffield city centre. Other occupiers on the site include Direct Cars, PCT Holdings and Carrs Silver.
