St. Modwen, the UK’s leading regeneration specialist, has completed the sale of its first unit within the 57,500 sq ft first phase, at its speculatively built Stonebridge Park site in Liverpool.

Croxteth-based training and services provider Neighbourhood Services Company Limited (NSC) has acquired the warehouse unit at the flagship scheme, located on East Lancs Road, for just over £1 million.

The first phase of the multi-million ground-breaking business park was completed at the end of last year and comprises four industrial / warehouse units. Once the park is completed it is set to bring major investment into the Liverpool area, including 1,500 jobs.

The 30 acre scheme has already been praised for its green credentials and all units have acquired the very good BREEAM rating. Green aspects of the development include; extensive use of A rated building materials, dual fuel heating system and efficient building design, resulting in a 34% reduction in CO2 emissions.

As part of the development, Liverpool Vision has also undertaken extensive tree planting and incorporated water features based around the River Alt. The environmental aspect has been reinforced by the creation of extensive reed beds that will improve water quality and provide a range of wetland habitats.

Michael Hosie, development manager, St. Modwen North West, said: “The fact we can attract this level of interest so quickly is a clear indicator of the standard of our offering at Stonebridge Park. We have every confidence that the three remaining units at the flagship development will quickly attract new businesses and establish the area as a major centre of employment.

“We are proud of what we and our partners have created at Stonebridge. The industrial park provides high quality business environment, set within superb landscaping. It certainly offers companies a business environment with a difference.”

Tony Jennings of NSC, said: “The prestigious appearance and quality of the buildings, as well as the attractive landscaping and strategic location were all key factors in our decision.

“We are looking forward to taking occupancy and believe Stonebridge Park will be our home for many years to come”.

Stonebridge Park is being developed by St. Modwen in partnership with Liverpool Vision, Government Office Northwest and Northwest Regional Development Agency.

Matthews and Goodman and King Sturge acted for St. Modwen.
