St Modwen seeks consent for next phase of Access 18

St Modwen Developments Ltd, the development subsidiary of St Modwen Properties PLC, has submitted a planning application to develop Access 18 East, the main phase of the proposed Access 18 project, the closest distribution development to Junction 18 M5 at Avonmouth, Bristol.

The application is for some 46,450 sq m (500,000 sq ft) of distribution units ranging from 929 sq m to 9,290 sq m (10,000 sq ft to 100,000 sq ft). The units will be built to suit occupiers’ specific requirements but can offer both large yard space and purchase as well as leasehold alternatives. St Modwen is developing the 75-acre Access 18 in a joint venture with site owner Britannia Zinc.

Rupert Joseland, St Modwen’s development surveyor responsible for the project, said: “We are starting Access 18 with two speculative units on Access 18 West and are pleased to be bringing forward the main site with units that will appeal to all occupiers.”

Andrew Ridler, industrial agency partner at Alder King, joint letting agents with ATIS Real Weatheralls, said: “Access 18 East is the last available undeveloped site of any size on Avonmouth Way. This has been recognised by a number of distribution occupiers with whom design and build negotiations are currently in hand.”

Jeremy Hughes of ATIS Real Weatheralls, said: “We are very confident that the units will be well received by the market as they are prominently positioned close to the M5 and can be either leased or sold.”
