St. Modwen, the UK’s leading regeneration specialist, has sold the third phase of its 30-acre site in South Ockendon, Essex to Bellway Homes.

Marketed by Savills, the 6.4-acre freehold plot has planning consent for up to 99 new residential units. The well-located site lies just two miles from the M25 and immediately adjacent to Ockendon station, which provides a direct line to central London within 30 minutes.

This site is a part of a wider regeneration of the former Ford manufacturing facility, which was bought by St. Modwen in 2006.

The overall development has outline planning consent for 650 one, two, three and four bed residential units, extensive landscaping and public open space. The current sale follows the success of the first two phases, both of which were sold to Persimmon Homes in 2012 and 2014 respectively.

The first phase of 92 homes has already been completed with all units sold, as has the second phase of 185 homes.

“South Ockendon has proven demand from young families and commuters. The availability of more new homes will be a welcome contribution to buyers in this area.”

Following this sale, 10.1 acres of development land remains to be brought to the market for over 250 consented residential units.
