ST MODWEN STARTS NEXT PHASE ON BARTON BUSINESS PARK

Construction work has started on two of the remaining three plots on Centre 38, at Barton Business Park, Barton-under-Needwood, near Burton-on-Trent, where more than 1,000 people are now employed.

Two industrial/warehouse buildings of 35,000 sq ft and 30,000 sq ft, with extra large yards and four dock-loading doors to each unit, are being speculatively built by St Modwen Properties PLC for completion in October.

They will be available to buy or to lease.

The current phase of development is on 5.25 acres which St Modwen has bought out of the Barton Business Park joint venture between St Modwen and Prologis and is developing independently.

Paul Smith of St Modwen, said: “Centre 38 is now a well-established and well-located business park which has attracted big name occupiers including Argos, Pirelli, Intier and Bombardier Rail.

“We are confident of receiving strong occupational interest in this latest speculative development phase particularly as the units benefit from extremely large service areas compared with standard units of this size elsewhere. This is because we have taken advantage of what would otherwise have been a site constraint – namely adjacent power lines – to go for a low density scheme with effectively 1.25 acres of extra external space.”

Tony Joynson, projects manager, InStaffs(UK) Ltd, said: “Whilst there is no shortage of large sheds in the area, units of this size are hard to come by and I would expect there to be strong interest.”

The final plot to be developed on the 125-acre business park will be the

6.25 acre plot fronting the business park, with superb visibiity from the A38, which is capable of accommodating 109,000 sq ft in a single unit or a range of smaller units.

DTZ and Burbage Realty are joint agents for the development.
