St Modwen starts speculative development at Shepcote Business Park
A 32,000 sq ft speculative scheme of distribution and business units has been started on Shepcote Business Park, Shepcote Lane, Sheffield, by St Modwen Developments Ltd, the development subsidiary of St Modwen Properties PLC which is developing the park.
The scheme, The Enterprise Centre, will comprise eight self-contained units ranging from 2,000 sq ft to 8,000 sq ft which will be ready for occupation in the Autumn. Units will be offered for sale or to let.

Enquiry levels are already encouraging, a large number of which are looking to buy as there is very little property on the market for sale at present.”
Mark Day of St Modwen reports that some 150,000 sq ft of accommodation has so far been developed on the park and that it is hoped to announce shortly the completion of a deal for a 70,000 sq ft design and build warehouse.
“The park, which is extremely well located with easy access to Junctions 33 and 34, M1, has attracted such high profile occupiers as Mastercare, John Menzies and Vodafone,” he added. “After the completion of the speculative and warehouse schemes there will be space for another 80,000 sq ft.
