St. Modwen, the UK’s leading regeneration specialist, has appointed Ben Cook as Residential Land Director in the South West / South Wales.

Operating from the company’s regional office in Avonmouth, Bristol, Cook will manage the residential aspects of St. Modwen’s developments across the South West and South Wales. This will include maximising land sale receipts and development profits across selected sites within the regional portfolio, which will consist of over 11,600 homes once completed. Across the entire region, St. Modwen manages 19 regeneration schemes across almost 5,000 acres (gross).

St. Modwen’s residential success includes its joint venture with Persimmon PLC, with whom it is developing over 2,000 homes on eight St. Modwen sites across the UK. The joint venture is now active on six of these sites of which work is already underway at two flagship developments in south Wales, where approximately 60 sales have been secured at Glan Llyn, Newport and work is under way on the first phase of 302 homes at Coed Darcy, Neath Port Talbot.

He will also be working closely to increase presence of St. Modwen Homes, the developer’s own house building brand, across the region. Three successful planning applications have already enabled the first and second phases of housing at Locking Parklands in Weston-super-Mare to progress, whilst at Littlecombe in Dursley, Gloucestershire, a planning application has recently been approved for the second phase of housing which will launch early in 2013. St. Modwen Homes’ work developing the first phase of homes at Locking Parklands was recently recognised as one of the top three housing schemes in the UK in the What’s House Awards.

Cook joins St. Modwen from Barratt Homes, where he was Commercial Director with Barratt Exeter and previously a Senior Land Manager at Barratt Bristol. He started his career as a Quantity Surveyor with Beaufort Homes and has since worked with Wainhomes Central, Swan Hill Homes and Crest Nicholson. Ben brings over 18 years of experience as a land manager and commercial director in the south West’s residential development industry to St. Modwen.

Ben Cook, Residential Land Director for St. Modwen in the South West / South Wales, commented: “his is an exciting time to be joining a successful UK-wide company with a strong regional presence in the South West / South Wales.

“St. Modwen’s holistic approach to regeneration will enable me to be a part of a unique business model which focuses on delivering housing as part of sustainable developments that also provide employment opportunities, community facilities and leisure spaces.”

Guy Gusterson, Residential Director for St. Modwen, commented: “We are pleased to welcome Ben to the team to support us in preparing our residential land for sale. His experience and knowledge of the south West’s residential sector will be invaluable in helping to bring forward further development in the region.

“Our residential portfolio has maintained its good performance across the south West and south Wales regions. We have continued to make progress with land sales under our joint venture with Persimmon and through our own housing brand, St. Modwen Homes.

“Ben will lead on building relationships with partners and stakeholders within the regional residential market to ensure that our schemes are developed into sustainable communities and attractive places where people can live, work, and enjoy their leisure time.
