St. Modwen to build 165’000 sq. ft. distribution centre at Avonmouth for expanding Bristol firm

St Modwen has signed an agreement to develop a 165,000 sq ft (15,328 sq m) distribution centre for Nisbets, a catering equipment supplier, on the 55-acre Access 18, at Avonmouth, Bristol, and begin construction this month.

The locally-based company is retaining existing facilities on Avonmouth Way, but will amalgamate other units in the area and relocate into the new building, which will include 23,165 sq ft (2,152 sq m) of offices and an additional 68,110 sq ft (6,327 sq m) mezzanine on the 8.95 acre site it is acquiring.

St Modwen is also to undertake the £2.656 million fit-out of the centre which is scheduled to be completed next July.

Rob Skelston, senior development manager of St Modwen, said: ³We won this contract against strong competition. Among the reasons we have been successful is that the site is close to the motorway network and to existing facilities at Avonmouth.²

He added that despite some initial scepticism in the market regarding the deliverability of the site, Access 18 is now regarded as a significant addition to the Bristol industrial scene.

(24,154 sq m) of space will have been developed here in four separate deals since planning consent was obtained,² Mr Skelston said.

There is still room for another 470,000 sq ft (43,663 sq m) of industrial and warehousing space to be developed on the site, with units up to 330,000 sq ft (30,657 sq m) possible.

Access 18 was formerly the site of the Britannia Zinc smelting plant .St Modwen acquired the 210-acre site after its closure, demolished the plant, remediated the ground, took over and has subsequently operated the landfill tip. It obtained planning consent on 55 acres in March 2007 and is proposing to bring forward the remaining circa 80 acres for development in the emerging plan process.
