St Modwen Properties PLC, through its joint venture company Key Property Investments, has clinched one of the biggest recent deals in the North West, with the pre-let of a 33,444 sq m (360,000 sq ft) distribution centre on Trafford Park, Manchester, to an unnamed operator for its UK headquarters

The operator is taking a 15-year lease at an annual rent of £4.75 per sq ft on the 20m high bay distribution centre on which construction has already started. Completion of the building is scheduled in November which will allow the facility to become operational in early 2008 after a substantial fit-out programme.

In addition to warehousing accommodation the 15.7 acre centre will include 1,858 sq m (20,000 sq.ft) of office space, parking for 250 cars and 60 lorries, and an external pallet store. The development will be set in a well landscaped environment which will include the planting of 425 trees.

St Modwen is to submit a further planning application in February for the remaining ten acres of its estate in Trafford Park where a speculative light industrial and office scheme is proposed fronting Mosley Road.
