Steelworks up at St. Modwen’s 100,000 sq ft facility for Gatwick Airport

St. Modwen is continuing to deliver against its industrial and logistics growth plans with the commencement of steelworks at its 100,000 sq ft build-to-suit industrial unit at St. Modwen Park Gatwick in Copthorne.

The facility – which was pre-let to Gatwick Airport Limited in September 2019 – is the first phase of development at the scheme, located just one junction south from the neighbouring airport along the M23. St. Modwen is planning further speculative development at the site with an additional planning application due for submission in Q1 2020.

Phase 1 of St. Modwen’s new logistics hub is expected to be ready for Gatwick Airport Limited to occupy in September.

The cross-docked unit will feature 14 dock level loading doors, nearly 20,000 sq ft of office space and a 50m yard depth, all necessary to provide Gatwick Airport with significantly improved efficiency and handling times. The company has signed a 15-year fixed-term lease and will use the facility as a fulfilment centre for its airside goods.

Strategically located adjacent to Junction 10 of the M23, serving both Gatwick and Crawley, the Copthorne site also has easy access to the M25 and the South Coast. The wider scheme is expected to help meet employment demand for the industrial and logistics sector across the region. Phase 1 has a gross development value of £31 million.

David McGougan, Senior Development Manager, at St. Modwen, said:

“We are developing an impressive portfolio of industrial and logistics occupiers at St. Modwen because the customer is always at the forefront of our thinking. Signing Gatwick Airport to a pre-let of more than 100,000 sq ft of space is a statement of intent. We’re well underway in delivering this high-quality first phase, in-line with our occupier’s specific end-user requirements.”

Colin Galletly, Business Change Manager at Gatwick Airport Limited, added:

“St. Modwen has been thorough in ensuring we are provided with the necessary facilities to improve the productivity of our supply chain. This is a prime location, right off the M23 and to see steelworks already shooting up at this early stage is a very encouraging sign for all parties.”
