St. Modwen, the UK’s leading regeneration specialist, has completed the investment sale of six well let units totalling 78,128 sq ft on phases one and two of Henley Business Park, near Guildford, to Threadneedle Property Unit Trust.

The demolition of the adjoining 225,000 sq ft former Vokes factory site has now also been completed, making way for the 12-acre third phase of the Park. Development will commence immediately and contractor Anglo Holt has been appointed to deliver a 21,642 sq ft bespoke building on the site for Kirk Petrophysics, a business which already occupies 23,629 sq ft on the Park. The new building will be complete in November this year.

The first two phases of Henley Business Park, comprising 12 modern industrial and warehouse units, became fully occupied within months of their completion. Nick Kay, development director at St. Modwen, said: “The investment sale of six of our units to an institutional investor underlines the strength of our product, which is further indicated by an existing occupier choosing to double its space at Henley. We are making progress on the first bespoke design and build of phase three, with the appointment of Anglo Holt. It is good to be off to such a flying start.”

Henley Business Park is a 25-acre employment site set in 150 acres of woodland. Located off Pirbright Road in Normandy on the outskirts of Guildford, it already offers 95,000 sq ft of modern business accommodation, ideally located in the heart of the Blackwater Valley. Its position means that tenants can easily reach all key towns in the area including Aldershot, Farnborough, Camberley and Woking as well as Guildford.
