The UK’s leading regeneration specialist St. Modwen has ‘topped out’ its new Etrop Court development in Wythenshawe, starting the final phase of the 100,000 sq ft scheme’s construction.

The £12 million office and retail development is the latest phase of St. Modwen’s £100 million continued regeneration of Wythenshawe town centre. The scheme is due for completion in summer 2011.

Located on Poundswick Lane, Etrop Court is anchored at ground level by Wilkinsons, which has pre-let 26,000 sq ft of retail space. Manchester City Council will occupy 50,000 sq ft of offices and up to 500 council staff will move into the new facilities in 2011.

Steve Knowles, development director for St. Modwen, said: “A thriving and bustling town centre which provides jobs and vital local amenities has been the vision of our partnership with Manchester City Council since we took ownership of Wythenshawe town centre.

“Etrop Court is really driving the town’s regeneration forward. Office and retail pre-lets show the demand for high quality space in Wythenshawe and in turn will deliver additional footfall, allowing local shops, cafes and community services to thrive.

“We expect to give Wilkinsons early access to their new premises and are already considering future developments within Wythenshawe, which will see us build on the momentum we’ve generated to date.”
