Stoke-on-Trent Regeneration Ltd, St. Modwen’s joint venture company with the City of Stoke-on-Trent, has successfully brought all four elements of its 11 acre Trentham South development to completion.

100 per cent of properties have now been let and sold across Trentham Trade Park, Business Quarter, Office Village and District Centre. Encompassing a total of 135,000 sq ft of commercial and retail space within the popular Trentham Lakes development, the whole scale completion of Trentham South is the strongest signal yet that the market in Stoke on Trent is continuing to strengthen.

Andrew Cox, Development Surveyor for St. Modwen commented: “Trentham Lakes has not only attracted continually steady interest over recent months but it has also seen rents, capital values and investment yields all reaching good levels and bucking the national downward trend. Our focus for Trentham Lakes was to build on the site’s strong location with the delivery of future proofed, high quality and secure new build properties. Through the timely delivery of these, in many cases ahead of schedule, we have maintained interest in Trentham Lakes despite the market downturn with investors in particular keen to buy into what have become highly sought after properties.

“Across Trentham South we now have a total of 50 properties sold and let to national and international organisations, substantial PLCs, Local Authority departments, investors, plus both established and start up local companies. This diversity of occupiers and sectors has given the development added commercial strength and the swift completion of deals for the final few units demonstrates its reputation as a prime commercial location in Stoke on Trent with great potential for capital growth.”

The final properties at Trentham Trade Park and Business Quarter have been leased to Stoke City Council for the administration of its Disability Assistance Team. The Team has occupied 5,000 sq ft at the Trade Park and 3,880 sq ft of office space at the Business Quarter. At the neighbouring Office Village, existing tenant Redstone Managed Solutions Ltd, a division of Redstone PLC, has expanded into Building 4, a 10,763 sq ft unit while new occupier, Austrian company Riedel Crystal has purchased Building 3, a 4,000 sq ft property.

Trentham South forms part of the wider 400 acre Trentham Lakes development. Occupiers across the development include Lexus, Audi, Screwfix, Pets at Home and Glen Dimplex. With a range of sporting, retail and dining facilities the site is also home to Stoke City Football Club’s Britannia Stadium, Holiday Inn Express and Greens Health and Fitness.

The success of Trentham South follows the recent sell out of 92,000 sq ft of new industrial space at St. Modwen’s Centre 500 scheme in neighbouring Newcastle-Under-Lyme. Centre 500 was developed following the completion of Festival Park, St. Modwen’s nearby 225 acre retail, leisure and business park scheme in Stoke-On-Trent. Festival Park has since been expanded to allow for the creation of a 100 acre second phase, Etruria Valley.

Phase One of Etruria Valley, a 35 acre site has already been completed with the delivery of a total of 167,000 sq ft of office space, alongside a further 148,000 sq ft of industrial / trade park space. The latest phase, Etruria Valley business park has seen the construction of bespoke multi million pound properties including new headquarters for Hanley Economic Building Society, a landmark call centre for Vodafone UK and new factory for Wade Ceramics Ltd, which was completed earlier this year. With ongoing enquiries for both stock and design and build opportunities, St. Modwen’s confidence to progress with further schemes in the region has been fuelled as Andrew Cox explains:

“We have approximately 60 acres of land ready to be developed at Trentham Lakes with detailed planning consent for 50,000 sq ft at Trentham Trade Park Phase 2. Alongside this, almost 70 acres of land is to be developed at our Etruria Valley Business Park where we have planning consent for Festival Court, a 19,250 sq ft development comprising 11 two storey office units designed for small and growing businesses and Phase 4 of neighbouring Festival Trade Park which continues to grow in strength. We are keen to progress development on all of these sites to meet market demand. Discussions are already underway with a number of interested parties and we anticipate construction of new bespoke units at Trentham Trade Park Phase 2, Festival Court and Festival Trade Park Phase 4 commencing before the end of the year.”
