WEST COUNTRY FEEDS 11,000 SQ FT EXPANSION AT LANGFORD MEAD TAUNTON

St. Modwen, the UK’s leading regeneration specialist, has secured further occupier investment at Langford Mead – its £100 million redevelopment of a former industrial estate and MoD site in Taunton, Somerset – where West Country Feeds is expanding and relocating to larger premises, by purchasing an 11,000 sq ft unit for £95 per sq ft.

The supplier of animal feeds and accessories has taken the new unit within the 200,000 sq ft Business Park – a 65 acre mixed use development. The entire scheme will be built in phases, with the first phase due for completion in early Summer 2009. In addition to the industrial and distribution space, Langford Mead will also include 550 residential dwellings.

In 2007 St. Modwen entered into a joint venture to redevelop the site with AXA Sun Life plc. In addition to the first phase of commercial development, works continue to progress well with the construction of the new road.

Ian Guy, senior development manager, St. Modwen says:

“The site is in a popular location alongside mainline transport routes, and commercial interest from a broad range of potential new occupiers continues. Existing occupiers in the older buildings are also remaining on-site with five signing new leases.

“The fact that West Country Feeds has not only decided to remain at Langford Mead but to re-locate and expand into larger, new premises, is a testament to the site’s location and the quality of distribution and office space we are building here. Similarly, Booker Cash & Carry is relocating onto the site in February next year from an older building to new premises being built.

For development opportunities, there is still space at Langford Mead, with a 5,200 sq ft industrial unit which will be available in early summer 2009 adjacent to Westcountry Feeds and 10 acres available on design and build terms “

“A number of buildings remained when we purchased the land with development partners AXA. Remedial works of the brownfield site continue as we improve the land layout and the buildings and premises on offer.”

“West Country Feeds is currently located on the previous commercial site, which is contained within the larger development of Langford Mead, in premises approximately half the size of the planned new building. It is a positive sign that the new development is meeting commercial needs when existing occupiers not only remain on-site but invest in larger space when expanding.”

Langford Mead offers commercial freehold and leasehold space ranging from 5000 sq ft to 100,000 sq ft . 40,000 sq ft of the total 200,000 sq ft proposed on site is currently under construction.
