St. Modwen has delivered more than 85,000 sq ft of industrial and logistics space at St. Modwen Park Stoke Central in North Staffordshire.
A 43,000 sq ft trade park scheme, which was acquired by Stoke-on-Trent City Council last year, has now been completed by the developer, which was instructed to deliver the buildings as part of the deal.
Meanwhile, a further speculative warehouse scaling 43,311 sq ft (C43) has also been delivered by St. Modwen, reinforcing the company’s long-standing commitment to the city of Stoke-on-Trent.
Formerly known as Etruria Valley, St. Modwen Park Stoke Central is one of Staffordshire’s premier employment schemes, forming part of the wider 300-acre Festival Park development. The completion of this third phase of construction has already attracted strong interest.
Once fully occupied, the trade park and C43 have the potential to create a further 150 jobs in total for the region and both are available for immediate occupation.
The developer owns a further 35 acres of land at St. Modwen Park Stoke Central and has achieved outline planning consent for 500,000 sq ft of future development.

The Trade Park scheme for Stoke-on-Trent City Council will provide a range of small employment units to a market with an encouraging level of demand. There are 11 available units across two blocks, ranging from 2,955 to 4,810 sq ft with ample parking and vehicle charging points. The units are being marketed by Harris Lamb.
Cllr Janine Bridges, cabinet member for economy at Stoke-on-Trent City Council, added:

The world faces an unprecedented challenge due to the pandemic but we have to remember before the crisis hit, the city’s economy was in a good place, with employment growth named as the fastest in the UK in a report at the start of the year. “We are still committed to creating jobs and bringing opportunities and prosperity to the city, and it’s vital we rebuild confidence and show that Stoke-on-Trent is open for business. The interest in this development is increasing now the lockdown is gradually being eased and having these units built and ready to move into as the country begins to get back on its feet puts us in a really strong position with potential occupiers.”
St. Modwen Park Stoke Central is included in the Ceramic Valley Enterprise Zone promoted by the Make It Stoke-on-Trent & Staffordshire investment service.
