St. Modwen Homes receives permission for over 200 new homes on landmark Longbridge scheme

  • Planning granted to build 205 apartments on former North Works of MG Rover site
  • One and two bedroom apartments include a mixture of affordable housing available through Social/Affordable Rent and the Government’s First Homes scheme

St. Modwen Homes, a leading developer of new communities and high-quality homes, has secured a resolution to grant full planning permission to build an additional 205 new homes at Longbridge on the historic MG Rover site that was once home to the MINI in Birmingham.

Birmingham City Council resolved to grant full planning permission which will see three new apartment blocks erected on land situated just off Dalmuir Road. The 205 homes will include a mix of 100 one bedroom apartments and 105 two bedroom apartments. The scheme will also deliver much needed affordable housing through a mixture of Affordable/Social Rent as well as through the Government’s First Homes scheme for first-time buyers.

All three apartment blocks will have communal roof terraces available exclusively to every resident. The phase will also include space for over 200 bicycles and will have 105 car parking spaces; all of which will include an electric vehicle charging point.

Wider development delivering 1000s of homes and jobs

The vast site in South Birmingham is boosting the local economy, with 7,500 new jobs expected over the coming years in Longbridge. This year, work started to create a large veterinary hospital, creating over 100 new full-time jobs, with planning also granted in August 2022 for a new industry-leading precision engineering centre sought by St. Modwen on behalf of Waters Corporation. This will also create up to 100 highly skilled new jobs.

The site has been made possible following £20 million of infrastructure investment in partnership with the West Midlands Combined Authority (WMCA). Longbridge has been extensively regenerated with homes, retail, education and green spaces delivered to date. On completion of the regeneration, St. Modwen plans to create a total of 3,000 new homes, 2 million sq ft of commercial floorspace and up to 10,000 jobs at Longbridge.
