St. Modwen sells further residential phases in Copthorne to Tayor Wimpey

St. Modwen has delivered a significant milestone in the development of the new 500-home community at Heathy Wood, Copthorne with the completed sale of 14 acres of residential land to Taylor Wimpey.

The sale of phases 3 and 4, located north of the current residential development areas, marks the completion of sales of all consented residential plots in the Heathy Wood project. Taylor Wimpey joins St. Modwen Homes on site, which is already building out 300 homes with 90 affordable homes. Phases 3 and 4 consist of 197 homes, 30% of which will be affordable, bringing the total units under delivery to 500.

The ideally located site sits adjacent to Junction 10 of the M23 and 9 miles from Junction 7 of the M25 at the edge of the village of Copthorne and lies only 30 miles outside of central London. The overall development received outline planning consent in May 2016 for a scheme comprising 500 residential units over four phases. It also includes up to 183,000 sq ft of industrial and logistics space on the western boundary of the site adjacent to the motorway which is currently being delivered by St. Modwen Industrial & Logistics. Additional community benefits include public open space including a community park, allotments, three miles of walkways and areas of retained woodlands, as well as land for a primary school and doctor’s surgery.

The sale of Phases 3 and 4 is a landmark moment for our Heathy Wood development and shows another transaction successfully secured against a very challenging backdrop.
