Work to start on third phase of St. Modwen Park Burton this month

Expert developer and regeneration specialist, St. Modwen, will begin work on the third phase of construction at its 1 million sq ft industrial and logistics site, Burton Gateway, this month (December).

The news follows a successful planning application, which was granted consent by East Staffordshire Borough Council in August for a further 103,000 sq ft distribution unit, which will be completed in August 2019 and is anticipated to create a further 120 local jobs for the community.

The distribution unit will be built to a high-quality specification and include a 50m deep yard, 10 dock levellers (including 2 euro-docks) as well as office space. The new unit will be the latest addition at Burton Gateway where three units, totalling 120,000 sq ft, were completed last month as part of the scheme’s second phase.

St. Modwen’s latest build further contributes to the developer’s intention to double the footprint of its industrial and logistics sites across the Midlands and North region.

Burton Gateway is one of the largest warehouse developments in the Midlands and is a key employment site for East Staffordshire. It is already home to Hellmann Worldwide Logistics, who last year took a 10-year lease on a speculatively developed 87,000 sq ft building on the site.

Ranjit Gill of Savills, joint agents for the site, added: “It’s fantastic to see St. Modwen now progressing with a third phase of construction at Burton Gateway, which is one of the most prominent developments in the Midlands.”

James Clements of Knight Frank, fellow agents for the site, also added: “There is a particular lack of units of this size in the region and with the successes of Burton Gateway’s first phase and the encouraging response to the recently completed second phase, we expect yet more strong interest to follow.”

To develop the 280-acre site, St. Modwen carried out extensive highway works to support the regeneration of the area and, in turn, unlock the potential of a key location for commercial and residential development, having worked with the local authority and stakeholders.

Strategically located adjacent to the A38, on the southern approach to Burton-upon-Trent, St. Modwen’s Burton Gateway site offers strong links to the M42 and A50. Nearby occupiers include Pirelli, Unilever, Boots, Holland & Barrett, Argos and Toyota.
